Property Name: Medieval village house "The Castel"
Town/Village: CANTOBRE
Nearest larger town:

Pool: NO

Location:

Cantobre (Aveyron/Gard) Southern France is a small medieval village at the most southern part of the Cevennes in the area of the “Causses and Canyons” near by the famous viaduct of Millau.14 people are living here all year around on a rock formation (1800 feet high) between the small rivers Dourbie and Trevezel. Once it was a fortified Castle with a still standing 12thcentury roman church. Located 70 minutes north of the Mediterranean Sea, where the departments Aveyron, Gard and Herault are meeting and at the border of France largest national park. The next exit of the new motorway A75 Paris-Beziers is 15 km/10miles away, 100 km/60 miles one drives to the Montpellier and Rodez airports.

Accomodation:

At this little village we rebuild our “Castel” in close cooperation with the regional authorities by using parts of the old walls from the old chateau, which was destroyed by Cardinal Richelieu in 1627.
This building (at the left side of the attached photo) has four and a half floors with approximate 270 m2 habitable space on 270 m2 ground.
The stone walls are two to four feet, the floor with central floor heating is mainly covered with tilts. The entrance is on the top with a large mezzanine (wardrobe, bibliotheca), an office space and steps to more space under the roof. Below is the huge 100 m2 feet living area (partly 18 feet high) with a modern kitchen corner by Bulthaupt and a 18th century marble fireplace.
Attached is a TV/Billiard room, a guest WC and three small adjoining rooms (Wine, storage, washing) One floor further down are three bedrooms, a large bathroom with tub/shower and WC, a further single shower and an additional WC.
On the ground floor is in an old caveau a completely finished room for use as an restaurant or party facility, a fantastic place entertaining guests at a “table d’hôte”.
On the entrance level is an additional two room apartment with a kitchenette and a shower/WC, secluded terrace and separate entrance.
Close to the chateau are 2.000 m2 terrain with a garden model railway, a wooden garden shed two interesting rock formations - landmarks of Cantobre and - this is the best - the last remaining possibility inside the village to built some guest apartments or a swimming pool. More terrain is outside the village.

Price: €495,000
