Exposed oak beams throughout, many original doors and cupboards including the magnificent front door, original tiles on many of the floors, some original fireplaces and wall frescos, and a sweeping wrought iron balustrade leading up from the hall. A large hall, kitchen/diner and living room (plus WC) occupy ground floor. The original 17th century staircase leads up from the hall to a large room on the half-floor above. The first floor above contains an en suite bedroom and a further separate bedroom and bathroom leading off from a landing. A further half-floor contains two bedrooms and the top floor three bedrooms and access to a large roof terrace which affords magnificent views across the Ouvèze valley and out to the surrounding hills. A small, low-maintenance garden, stepped with low stone walls, provides a peaceful setting for aperitifs. Business Opportunity The house provides a clear business opportunity as a guest house for any couple wanting to start a new life in France. Rooms could be let immediately, although some upgrading of bathroom facilities may be desirable in the longer term. The tourist season in this area of Provence runs from the beginning of April to the end of October, with the additional possibility of letting rooms for off-resort skiers in the skiing season. Accomodation: The house is situated in the very heart of the mediaeval village of Mollans sur Ouvèze. Mollans is in a part of the Drôme called The Baronnies, featured in the Sunday Times not long ago as a well-kept French secret in Provence. It lies broadly between the southern foothills of the Alpes (the Pre-alpes) and the Provençal plain leading down to the Camargue. Once the site of many feudal battles, evidenced by the fortified towns and villages all around (including Mollans itself), the area is now a centre for fruit growing, cherries, apricots, melons, strawberries and figs all figuring abundantly in their seasons, as well as truffles and, of course, grapes for the Cotes du Rhône wines. Mont Ventoux, the famous “giant of Provence” at over 6000 ft, is only 30 minutes drive away and has a ski season from January to the end of March. The area enjoys an average 300 days of sunshine per year. The house itself was variously at different times in the 19th century a school, a hospital and the town hall. Although small, Mollans enjoys all services – bar/tabac, cafe, hotel, pizzeria, mini-supermarket, a bio shop, a butcher, hairdresser, post office, olive mill and no less than 4 places where you can buy bread! The village of Mollans, has some 900 inhabitants, is 11km from the arts and archaeological centre of Vaison La Romaine and some 50km from Orange and Avignon. Train journey time to Avignon from London is under 7 hours with a direct connection during the summer. Low-cost UK airlines (Ryanair, Easyjet, Flybe and Jet2) fly to Avignon, Nîmes or Marseille (the latter two destinations are some 90 minutes drive from Mollans). The A7 motorway is approximately 30-minutes drive away, giving direct motorway links to Lyon, Paris, Calais and on to Spain, Italy and Switzerland.
